Project Manager

As a Project Manager, you will be tasked with developing and planning residential construction projects, overseeing progress from inception to completion in a timely and cost-effective manner. Your responsibilities will encompass budgeting, organization, implementation, and scheduling of projects using various tendering processes. Collaboration with stakeholders to ensure smooth project execution will be crucial. Your attention to detail and strong organizational skills will guarantee that all construction activities adhere to established timelines and budgets. Your expertise in managing projects will be vital in coordinating resources, resolving issues, and delivering successful project outcomes.

Planning: 

  • Lead and oversee residential renovation construction projects from inception to completion.
  • Aid in defining project scope and objectives, engaging all pertinent internal and external stakeholders, and ensuring technical feasibility.
  • Create project specifications utilizing estimating software.
  • Secure necessary permits and licenses as required.
  • Develop a comprehensive project plan to monitor and track progress.
  • Generate spreadsheets, diagrams, and process maps to document project requirements.
  • Conduct thorough analysis, management, and mitigation of project risks.

Organization: 

  • Coordinate resources and third-party vendors for the flawless execution of multiple residential renovation projects.
  • Solicit bids using negotiated and/or closed tender processes.
  • Prepare analysis and contract documentation and submit for approval.
  • Coordinate and direct contractors and subcontractors.
  • Manage relationships with internal and external stakeholders.
  • Establish and maintain relationships with third-party vendors.
  • Create and maintain comprehensive project documentation.
  • Ensure resource availability and allocation.

Monitoring, Controlling, Reporting: 

  • Prepare internal and external reports concerning job status and budget.
  • Report and escalate to management as needed.
  • Measure performance using appropriate project management tools and techniques.
  • Ensure that all projects are delivered on time, within scope, and within budget.
  • Track project performance to analyze the successful completion of short and long-term goals.
  • Meet budgetary objectives and adjust project constraints based on financial analysis.

Requirements & Skills 

  • Proven working experience in construction and/or construction management.
  • Knowledge of construction management processes, means, and methods.
  • Expert knowledge of building products, construction details, and relevant rules, regulations, and quality standards.
  • Understanding of all facets of the construction process.
  • Familiarity with construction management software packages.
  • Ability to plan and see the “big picture”.
  • Competent in conflict and crisis management.
  • Leadership skills.
  • Excellent time management and project management skills.
  • A Project Management Designation would be considered an asset.
